From rent collection to tenant management, maintenance tracking to reporting — BD Residence offers a complete digital solution for landlords, building managers, and corporate property owners.
🌐 About the Project
BD Residence was developed by Quill Information Technology to meet the growing demand for digital transformation in the real estate sector.
Our goal was to replace the traditional paper-based rent management system with a smart, automated, and user-friendly platform that ensures transparency, accuracy, and efficiency in every operation.
The system is built using Laravel (Backend) and Vue.js (Frontend) — ensuring speed, security, and scalability for large-scale property portfolios.
⚙️ Key Features
🧾 Automated Invoice Generation
The system automatically generates invoices for tenants on their scheduled dates. This greatly reduces the hassle of manual calculations and record-keeping. If needed, you can also generate invoices manually at any time.
📲 SMS Notifications
Whenever an invoice is generated or a tenant completes a payment, an automatic SMS notification is sent to confirm the transaction. This feature increases trust, transparency, and reliability between the owner and tenants.
🔔 Payment Reminder SMS
You can set specific reminder dates (for example, before or after the rent due date). On those dates, the system automatically sends reminder SMS messages to tenants who haven’t yet paid their rent — ensuring timely payments.
🖨️ Manual Invoice & Receipt Printing
For tenants who don’t use the SMS notification feature, the system allows you to print invoices and payment receipts manually, making it easy to maintain offline records.
💰 Fund Management
Track all your building income and expenses in one place. Monitor rent, service charges, maintenance funds, and more — clearly displayed for complete financial transparency and control.
🧱 Building Maintenance Tracking
Record and view all maintenance expenses and history within the system. This helps you understand cost trends and maintain clear records for future reference.
👥 Resident Information Management
Store and manage detailed information of each resident, including name, contact number, and national ID, organized per apartment or flat for easy access.
💵 Rent & Service Charge Setup
Set individual rent amounts and service charges for each flat or unit. This ensures accuracy and transparency in all financial transactions.
⚡ Utility Bill Management
Easily record utility bills such as gas, electricity, and water. Optionally, you can attach these bills directly to monthly invoices for complete and consolidated billing.
